How it works

How OptionMarket works.

We compare land promoters on their public record, and introduce landowners to promoters that suit their site. It costs landowners nothing.

How we compare promoters.

A promoter's track record is public, but it is scattered across council planning registers, appeal decisions and company filings. We pull it together, region by region, starting with Hampshire.

Planning results

How many applications each promoter has made, and how many ended with planning permission.

Appeals

How often it appeals a refusal, and how often it wins.

Financial strength

Its accounts, charges and ownership at Companies House. A promoter needs the money to see a site through, sometimes for ten years or more.

Local Plan success

How often the sites it puts forward are allocated for housing by the council.

Every measure, and its limits, is set out in our method. See the promoters we cover.

How matching works.

Most landowners only ever hear from the promoters who approach them. Matching lets you compare before you commit.

  1. Tell us about your site

Where it is, roughly how big, and what you want. It takes about three minutes.

  2. We check it and call you

We read every form ourselves and call within two working days. Nothing is sent to a promoter automatically.

  3. We suggest up to three promoters

Ones that take on sites like yours, in your area, and explain why each one fits.

  4. You decide who to speak to

We introduce you only to the promoters you agree to. You're under no obligation to any of them.

  5. Take advice before you sign

Use a specialist land agent and a solicitor. Promoters normally contribute to your reasonable fees for this.

What it costs.

Nothing, for landowners. If you choose to work with a promoter we introduced, that promoter may pay us a fee. Every promoter can receive introductions on the same terms, and no fee changes how a promoter is scored.

What we do

Compare promoters on the public record. Explain option and promotion agreements plainly. Introduce you to promoters you choose.

What we don't do

We don't buy land or take a share of it. We don't act as your land agent or solicitor. We don't give legal, tax or valuation advice. We don't pass on your details without your agreement.

Tell us about your land.

It takes three minutes and costs nothing.
